What Was Built Here
Ojus sits on the older end of the curve for this service area. Across the wider region, houses went up mostly between 1953 and 2005, with a median around 1975, but the homes in Ojus cluster closer to 1970. That five-year gap matters more than it sounds. A house from 1970 usually predates the wider panel styles and the lighter steel that became common by the mid-70s, so doors here tend to be heavier, narrower-paneled, and hung on hardware that was built to different tolerances than what you'd find on a house from even ten years later. If your door still has its original track, it's likely original to a house nearing 55 years old, not the newer stock that shows up elsewhere in the county. We're not guessing at your door's age when we ask when the house was built - it tells us what's probably inside the wall before we ever see it.

Ojus doesn't sit alone. It's within a mile or two of a cluster of named areas that grew up on a similar timeline - Ives Estates is about 12 miles out from our Fort Lauderdale base, and Sunny Isles Beach and North Miami Beach fall a couple miles further at 14 and 15. These aren't interchangeable with Ojus, but the proximity means a lot of the housing went in during the same building push, so the door problems repeat block to block: the same spring counterweight, the same track width, sometimes the same original hardware brand stamped on the bracket. When we're out this way, we're usually working through a run of houses from the same era rather than one-off jobs scattered across decades of construction.
Getting Here
We run the truck out from Fort Lauderdale, and Ojus is about 13 miles from our base - not a next-door call, but a routine one on our schedule.
